Every figure on this page comes from HM Land Registry Price Paid Data (HMLR), licensed under the Open Government Licence v3.0. No assumptions or proprietary models are layered on top — this is unmodified HMLR truth.

  1. Median sold price (hero). The middle value of every S26 sale recorded in HMLR Price Paid Data over the last 12 months. Median (rather than mean) is used because it isn't skewed by individual high-value sales.
  2. Year-on-year change. Formula: (medianlast 12mo − medianprior 12mo) ÷ medianprior 12mo. Both medians come from HMLR Price Paid Data.
  3. Recorded transactions. Count of HMLR records for S26 in the last 12 months. The HMLR sale-to-registration lag typically runs 2 weeks to 2 months, so the most recent 1–2 months are necessarily incomplete and may revise upward.
  4. 5-year monthly trend. Median sold price for each calendar month, drawn from HMLR Price Paid Data. Faded bars are months below HMLR's ~4–6 week registration cutoff or before our ingest window starts.

  6. Postcode breakdown (top / bottom). For each postcode within S26, the median of HMLR sales over the last 12 months. Postcodes with fewer than 5 recorded sales are excluded so the leaderboard reflects genuine market segments rather than one-off transactions.
