  1. Median sold price (hero). The middle value of every Liverpool sale recorded in HMLR Price Paid Data over the last 12 months. Median (rather than mean) is used because it isn't skewed by individual high-value sales.
  2. Year-on-year change. Formula: (medianlast 12mo − medianprior 12mo) ÷ medianprior 12mo. Both medians come from HMLR Price Paid Data.
  3. Recorded transactions. Count of HMLR records for Liverpool in the last 12 months. The HMLR sale-to-registration lag typically runs 2 weeks to 2 months, so the most recent 1–2 months are necessarily incomplete and may revise upward.
