  1. Median sold price (hero). The middle value of every NN5 sale recorded in HMLR Price Paid Data over the last 12 months. Median (rather than mean) is used because it isn't skewed by individual high-value sales.
  2. Year-on-year change. Formula: (medianlast 12mo − medianprior 12mo) ÷ medianprior 12mo. Both medians come from HMLR Price Paid Data.
