  1. Median sold price (hero). The middle value of every N1 7 sale recorded in HMLR Price Paid Data over the last 12 months. Median (rather than mean) is used because it isn't skewed by individual high-value sales.
  2. Year-on-year change. Formula: (medianlast 12mo − medianprior 12mo) ÷ medianprior 12mo. Both medians come from HMLR Price Paid Data.
  3. Recorded transactions. Count of HMLR records for N1 7 in the last 12 months. The HMLR sale-to-registration lag typically runs 2 weeks to 2 months, so the most recent 1–2 months are necessarily incomplete and may revise upward.
