  1. Median sold price (hero). The middle value of every DA1 1 sale recorded in HMLR Price Paid Data over the last 12 months. Median (rather than mean) is used because it isn't skewed by individual high-value sales.
  2. Year-on-year change. Formula: (medianlast 12mo − medianprior 12mo) ÷ medianprior 12mo. Both medians come from HMLR Price Paid Data.
